Seashore contains very different homes: a compact lagoon chalet, a furnished apartment on a raised platform, a garden townhouse and a villa closer to the sea. Do not begin with a phase name. Begin with bedrooms, intended use date and whether everyday water means sea or lagoon, then choose row and price.

Seashore sits at kilometre 214 in Ras El Hekma; phase position across its gates and four platforms creates the practical difference.

The drive to Alamein Airport covers about 51.5 km; Marsa Matrouh lies roughly 74.5 km away. Three gates mean the coastal-road distance is only the first part; the gate nearest the phase and the internal route decide when the family reaches the home.

Beach Chalets and Sealine put the Mediterranean at the front of the decision. Lagoon Town and Waterside bring calmer water close to the balcony, while Shore Residences raises its buildings 33 metres to open the outlook to more floors.

The EDSA plan and SB Architects buildings distribute homes between sea, lagoon and landscape.

Seashore spans 240 feddans and rises on four platforms towards the Mediterranean. The step in the land helps an inner row catch breeze or water, but it does not guarantee every view; orientation, floor and what stands in front of the balcony still decide it.

Across the resort are chalets, coastal apartments, duplexes, penthouses, townhouses and villas from 76 to 385 sqm and one to six bedrooms. Compact phases gather movement around water, while house phases add gardens, private entrances and more separation.

Begin with family scale, then choose the water

Home type removes half the phases before row and floor enter the discussion.

For one person or a couple, one-bedroom homes at Lagoon Town and Shore Residences keep the place light to manage. A small family needing two bedrooms faces a real choice between a furnished elevated chalet and a resale chalet nearer the beach.

At three bedrooms, Waterside, Lagoon Town and selected Shore Residences enter the shortlist. Town Island becomes relevant when garden and private entrance matter, while Sealine is a villa decision rather than simply a larger chalet.

Entry price comes with a different kind of sale

Do not place a developer price in a later phase beside near-term resale without calculating the cash due now.

The clearest lower range is EGP 8.14M–9.96M for a one-bedroom Lagoon Town choice, followed by EGP 10.06M–14.53M at furnished Shore Residences. Beach Chalets and Waterside have specified resales at EGP 13.4741M and EGP 17.88M.

Town Island moves the budget to EGP 34.34M–39.29M in return for a house and garden. Sealine and Seashore Village are price on request, so plot, built area, row and outlook must define the home before a number is used.

Deposits may align; cash flow does not

Developer plans reach eight years; resale adds owner payment, outstanding balance and assignment fees.

Eligible Lagoon Town, Shore Residences, Town Island and Sealine plans begin at 5% and run up to eight years. Ask for the home-specific schedule because the second payment, maintenance and amount due at possession reshape first-year cash.

At Beach Chalets and Waterside, repeating an earlier deposit percentage is not enough. Add the owner's immediate payment, developer balance, maintenance and assignment, then compare that total with first-year cash on a new release.

From near delivery to Q4 2030

The intended first season separates the phases into three clear groups.

Beach Chalets has a near-term choice under its contract and Town Island targets 2028. Lagoon Town runs across 2028–2029, while the Waterside resale falls between 2029 and 2030 by chalet.

Shore Residences sits farther out at Q4 2030, but furnished handover reduces preparation after possession. At Sealine and Seashore Village, request the individual home's date because releases do not share one programme.

Sea and lagoon are not the same amenity

Choose the water that enters the family routine, then check the walking route to the rest of the services.

  • Lagoon Town and Waterside: calmer water beside the home, with the Mediterranean remaining a separate resort journey.

Hyde Park delivers one resort through several products

A shared developer does not erase phase-specific contract, finish and timing.

Hyde Park develops Seashore, EDSA shaped the master plan and SB Architects designed the architecture. Shared platforms and services connect the phases, but a resale chalet is not equivalent to a new furnished home or a townhouse under a different contract.

On the viewing, inspect three visible points: balcony orientation, walking route to water and movement around the home. Then fix three documentary points: finish, remaining costs and handover date.
